LEISURE, REAL ESTATE AND CULTURAL HERITAGE

Leisure, Real Estate and Cultural Heritage

DWG Next advises clients on the legal and strategic dimensions of projects situated at the intersection of real estate development, cultural heritage, and leisure infrastructure. We assist in shaping initiatives that are responsive to planning regulations, environmental standards, and heritage preservation frameworks across multiple jurisdictions. Our work involves the coordination of legal structures that support sustainable investment, operational functionality, and long-term cultural value. Through engagement with both public and private stakeholders, we contribute to the advancement of projects that balance commercial objectives with regulatory and community considerations.

We aid our clients by:

  • Advising on the legal structuring, financing, and development of real estate and leisure projects, including hospitality assets, mixed-use developments, and tourism infrastructure, in accordance with EU and national planning, environmental, and construction regulations.

  • Assisting with zoning, permitting, and land use procedures, including compliance with the EU Environmental Impact Assessment (EIA) Directive, the Strategic Environmental Assessment (SEA) Directive, and relevant national frameworks.

  • Structuring and negotiating real estate acquisition, development, leasing, and management agreements, including public-private partnerships and concession arrangements for tourism and leisure facilities.

  • Facilitating access to EU and national funding programmes supporting cultural heritage restoration, sustainable tourism, and territorial development, including through the European Regional Development Fund (ERDF), Creative Europe, and Horizon Europe.

  • Advising on legal and fiscal incentives for the preservation, adaptive reuse, and commercial exploitation of historic buildings, protected sites, and intangible cultural heritage.

  • Supporting heritage-led regeneration initiatives, including the integration of cultural heritage in urban development strategies, regional innovation platforms, and cross-border cooperation programmes.

  • Drafting and negotiating agreements related to cultural and creative industries, including event hosting, licensing of artistic content, and use of cultural sites for commercial or community purposes.

  • Providing legal support for real estate investment vehicles, including REITs, joint ventures, and special purpose vehicles, with attention to tax structuring, financing arrangements, and regulatory compliance.

  • Advising on the digitalisation of cultural heritage assets, including intellectual property protection, data governance, and public access frameworks.

  • Engaging with municipal authorities, cultural institutions, tourism boards, and private investors to align development initiatives with legal, financial, and policy frameworks at EU and national levels.

  • Monitoring legislative and policy developments under the New European Bauhaus, the European Green Deal, and EU cultural policy to ensure projects are compliant, strategically positioned, and eligible for support.
